ABOUT US


Transnet Property is an Operating Division of Transnet SOC Ltd which manages a portfolio of commercial, retail, industrial and residential properties, with a mandate to maximise the returns from the Transnet property portfolio and grow the asset base using best practice asset management principles. To fulfil this mandate, an optimisation strategy geared towards achieving commercial self-sustainability, is being implemented, and it is aimed at enabling the attraction of private capital investment required to refurbish and improve the portfolio, in order to enable the repositioning of Transnet Property as a sustainable and strategic asset manager for internal and external customers.

As part of transforming the Transnet property portfolio, Transnet Property is implementing the following tactical initiatives to support Transnet’s strategic focus areas by improving operational efficiencies, improving customer service and returns from the property portfolio and enhancing the portfolio’s performance

Accelerating the development and implementation of commercially viable private sector participation (PSP) opportunities including leveraging other Operating Divisions’ properties.

Strengthening the current development lease model and adopt an in-house management model that seeks to stimulate the development lease model for effective revenue streams.

Disposing non-core and underperforming properties across the portfolio.



CORE ACTIVITIES

Transnet Property’s capabilities include strategic asset management, property development and property management. Property Management includes leasing and lease administration, marketing, portfolio management, facilities management and property administration (billing and collections). Apart from portfolio management, Transnet Property also provides specialised property services to other Operating Divisions and the Corporate Centre. The key services include property valuation, municipal valuation monitoring, land surveys and registration, property inventory management and geographic information, as well as deeds management. However, going forward, Transnet Property’s core capability will be expanded as the division shifts towards broader asset management which encompasses property investments and developments

CUSTOMER BASE

Transnet Property has various tenants in office, retail, industrial and warehousing properties as well as residential properties. Some of the tenants in the office space include the Northern Cape Premier’s Office, the Free State Department of Health, the Hawks, the City of Cape Town, the Passenger Rail Agency of South Africa. In the industrial and warehousing category, key tenants include, among others Shoprite, Rovos Rail Tours, Grindrod Intermodal, DHL, Newlyn Investments, Defy, Aspen Pharmacare, Access Freight, MSC and Solwethu Marine Services. In the telecommunications space tenants include MTN, Vodacom, IHS Liquid Telecomms and American Services Company.

ASSET BASE AND RESOURCES

The property portfolio currently consists of commercial, retail, industrial and residential assets. The commercial portfolio consists of offices, warehouses, retail buildings and land. Residential property consists of vacant stands, houses and mass housing comprising of hostels, lodges and line camps. The disposal of the residential portfolio will pave the way for more investment in the commercial portfolio.

GEOGRAPHIC SPREAD

The portfolio is spread across South Africa and is divided into five regions i.e., KwaZulu-Natal, Eastern Cape, Western Cape, Northern and the Inland region. The Northern region comprises of Limpopo, North West and Mpumalanga provinces, including Tshwane, while the Inland region is made up of Gauteng, Free State and the Northern Cape provinces. The head office of Transnet Property is located in the Carlton Centre, Johannesburg.
